The design submittals are reviewed for constructability, quality, maintenance, specifications etc., in accordance to the targeted quality level of construction. In essence, this process aims at providing technical guidelines for the designers (implant construction knowledge in the design process), the owner, and the contractor.

Throughout the entire project's life-cycle (Pre-Design, Design, Tendering, Construction and Post-Construction), cost, time, and quality are managed through the provision of an integrated and comprehensive system that can be introduced to all involved parties.

The process of planning, organizing, implementing, monitoring, and documenting, aims to coordinate all project resources and activities in a manner that will meet the owner’s expectations and safeguard the project’s success.

The materialization of this (project success) requires:

• collaboration of all involved parties within a unified framework of processes and communication in a timely manner

• integration and optimization of the various interlinked processes involved in each of the five above stages relating to cost, time, quality, contracts etc.

• clearly defined roles (responsibility, accountability, and authority)

The site team – working in unison with the Project Management team – supervises, records, and verifies all works daily to ensure quality, cost and schedule targets are met, while potential risks are mitigated.

Construction is executed via a cost-plus fee contract with a guaranteed maximum price. Construction cost is completely transparent and the client is able to oversee costs and relevant projections in real time as well as participate in the bid selection process (low-bid, best-value or qualifications-based).
